Newham house prices dropped more than London average in August

House prices dropped by 1.8% – more than the average for London – in Newham in August, new figures show.

House prices dropped by 1.8% – more than the average for London – in Newham in August, new figures show.

The drop contributes to the longer-term trend, which has seen property prices in the area suffer a 1.4% annual decline.

The average Newham house price in August was £406,109, Land Registry figures show – a 1.8% decrease on July.

Over the month, the picture was different to that across London, where prices decreased 0.1%, and Newham was lower than the 0.3% rise for the UK as a whole.

Over the last year, the average sale price of property in Newham fell by £5,700 – putting the area 20th among London’s 33 local authorities with price data for annual growth.

The highest annual growth in the region was in Haringey, where property prices increased on average by 5.8%, to £630,000. At the other end of the scale, properties in Kensington and Chelsea lost 10.4% of their value, giving an average price of £1,359,000.

First steps on the property ladder

First-time buyers in Newham spent an average of £395,800 on their property – £4,700 less than a year ago, but £38,500 more than in August 2018.

By comparison, former owner-occupiers paid £417,000 on average in August – 5.3% more than first-time buyers.

Property types

Owners of flats saw the biggest fall in property prices in Newham in August – they dropped 2.1% in price, to £377,717 on average. But over the last year, prices rose by 1%.

  • Semi-detached: down 1.2% monthly; down 2.9% annually; £587,823 average

The most expensive properties in London were in Kensington and Chelsea – £1.4 million on average, and 3.3 times the price as in Newham. Kensington and Chelsea properties cost 3.9 times the price as homes in Barking and Dagenham (£349,000 average), at the other end of the scale.
