House prices remained steady in Havering in August, new figures show.

The lack of movement maintains the longer-term trend, which has seen property prices in the area grow by 0.5% over the last year.

The average Havering house price in August was £423,796, Land Registry figures show – largely unchanged from July.

Over the month, the picture was similar to that across London, where prices decreased 0.1%, but Havering was lower than the 0.3% rise for the UK as a whole.

Over the last year, the average sale price of property in Havering rose by £2,100 – putting the area 11th among London’s 33 local authorities with price data for annual growth.

The highest annual growth in the region was in Haringey, where property prices increased on average by 5.8%, to £630,000. At the other end of the scale, properties in Kensington and Chelsea lost 10.4% of their value, giving an average price of £1,359,000.

First steps on the property ladder

First-time buyers in Havering spent an average of £354,900 on their property – £2,100 more than a year ago, and £38,400 more than in August 2018.

By comparison, former owner-occupiers paid £490,400 on average in August – 38.2% more than first-time buyers.

Owners of detached houses saw the biggest rise in property prices in Havering in August – they increased 0.3%, to £831,788 on average. Over the last year, prices rose by 1.3%.
