Councillors approve detailed plans for 692 homes in Redbridge

Detailed proposals for 692 new homes to be built as part of the regeneration of a former unlicensed tip site in Redbridge have been approved by councillors.

The London Borough of Redbridge’s planning committee met on Monday (16 December) and agreed to authorise the granting of planning permission for two applications by Bellway’s Thames Gateway division, subject to referral to the Mayor of London and a planning agreement.

The housebuilder had applied for full planning permission for 153 homes on Site A and 539 homes on Site B of the former Hainault House site off Billet Road in Chadwell Heath.

The proposed Bellway London development, to be known as Kingsgate Park, has been planned to deliver a mix of one, two and three-bedroom apartments and three and four-bedroom houses. The project will include 159 affordable homes for local people, including 86 for London Affordable Rent and 73 for shared ownership.

The two sites would form part of a wider new neighbourhood on land which is anticipated could deliver approximately 1,300 new homes.

Will Weston-Smith, Land Director for Bellway Thames Gateway, said: “We have worked closely with the Borough of Redbridge to ensure Kingsgate Park will meet the needs of the local community and are pleased that councillors have approved our plans.

“This development will provide hundreds of much-needed sustainable new homes within a vibrant new neighbourhood, with community facilities and commercial units delivered alongside the housing.

“The homes have been designed to be highly energy efficient, with low-carbon technologies employed to minimise their climate impact. Heating will be all electric, with individual air source heat pumps providing heat and hot water for the houses and heat pump cylinders providing hot water for the apartments.

“There will also be improvements to bus services, including a dedicated bus driver facility within the site, and an extensive green network of public open space, including a neighbourhood park with play equipment and a multi-use games area, as well as community growing space and wildlife areas.

“The benefits will also be felt by the wider community, with Bellway London providing more than £11.4 million through the Community Infrastructure Levy for improvements to local infrastructure and facilities. There will also be local jobs and apprenticeships created as part of the construction work on site.”

Bellway London hopes to start construction work, once planning permission has been confirmed, in the spring.
